About Woodside

The town of Woodside began as a convenient location for sawmills to process redwood lumber in the 1830s. It  gradually morphed into small horse and cattle ranches, and a place for wealthy San Franciscans to build country estates, especially after stagecoach service began in the 1850s.

The historic Filoli mansion and gardens is a tourist destination. The century-old 34-bedroom Fleishhacker estate was recently on the market for $125 million.

After World War II home-building boomed, and residents banded together to protect their rural community and incorporate the town, which meant road maintenance, planning and zoning could be under local control.

The hamlet of about 5,500 residents is small but divided into eight distinct neighborhoods, many of which are served by septic tanks rather than direct sewer lines. This is off-putting to many suburbanites, but those used to rural areas know that leach fields are just a part of life.

Woodside’s green rolling hills are studded with oaks and redwoods, and its Old World charm preserved in its Town Center, where historic buildings are protected and used for real estate offices, restaurants or banks. Classic iconic stores like Robert’s Market stand strong, as does the quirky Buck’s Restaurant of Woodside,  full of the owner’s collection of animals, airplanes and other interesting paraphernalia, a backdrop for the many rumored venture-capital deals that are made there.

The town is small, but there are eight distinct neighborhoods, each with their own character. Kings Mountain, with its annual Labor Day weekend art fair, is home to iconic 60s enclaves. Skylonda/Skywood is edged by windy (long I) Old La Honda road, a challenge for both bikers and motorists alike. This neighborhood is surrounded on three sides with open space areas ready for exploring.

Woodside Heights is probably the closest neighborhood to Redwood City. It surrounds Woodside HIgh School and feels secluded and rural.

The horsey Mountain Home Road is dotted with horse farms and ranches and is very close to the town center.

While Woodside has a public  TK-8th grade school, some of the town’s neighborhood students attend Portola Valley schools. Everyone feeds into the Sequoia Union High School District.

Woodside’s zoning aims to limit lot sizes to no smaller than about a half acre to support a  3,000-square-foot house, in order to preserve its rural feel. However, like many rural communities in California, Woodside is wrestling with new affordable-housing requirements and trying to encourage more residents to add guest or accessory dwellings to their ample properties.

Architecture here is eclectic, with statement villas built next to low-profile horse ranches with weathered red barns. Modest 60s-style A-frames co-exist on the hillier roads next to carefully graded stucco and stone homes with three-car garages and pools. It’s difficult to find any condominiums or apartments in Woodside, and chain stores are mostly at least a 10-minute drive to Menlo Park or Redwood City.

Most homes here are within an easy walk or drive of trails in open space district or county parks like Huddart, located just west of the town center.

Best Places reports that homes in Woodside appreciated by a rate of 8.61% over the previous 12 months. That’s considerably higher than the 8.27% national appreciation rate. When discussing real estate investments with local realtors, Woodside often comes up due to the consistent rate of appreciation for homes in this community.

Wallet Investor shares that the median home price in Woodside is $4,376,021, with an expected appreciation value of $4,653,324 within the next 12 months. 

Within the next five years, experts predict the median home value will rise to $5,681,957. Based on recent history, buying Woodside property today as a long-term investment can earn you a 29.84% return after five years. If the appreciation rate remains consistent, you can maximize your returns by keeping the home for 10 years or longer.

You’ll come across Westridge about halfway up the Santa Cruz Mountains along the southern part of Jasper Ridge. As a mountainside community, it provides scenery in serene green and brown hues. Properties in this area have plenty of tall trees. The horse trails that were common in the past still exist today, but you’re more likely to find hikers and joggers using them.

If you drive 30 miles south of San Francisco, you’ll find Portola Valley Ranch. This hilly area features hundreds of acres of nature preserves. Although privately owned, the preserves have private and public nature trails. Keep in mind that buying a home in this community comes with a caveat: you must agree that you’ll only plant foliage native to the region.

Ladera was founded in 1951 and has developed over the years into today’s modern, affluent community. Most of these homes are mid-size and offer high value in luxury and comfort. Home sizes range from two to six bedrooms in this community.

Broaden your search to homes in Central Portola Valley, Los Trancos Woods, Woodside Highlands, or Brookside Park. You’re sure to find the ideal home in one of these welcoming communities.

Woodside is in the Menlo-Atherton School District. Las Lomitas Elementary School has a student-to-teacher ratio of 16 to 1, and the school has 478 students. Las Lomitas offers classes for students from Kindergarten up through grade 3. Niche has given the school an A+ rating.

Bullis Charter School has also earned an A+ rating and offers classes from Kindergarten up through grade 8. Educating a total of 1,067 students, Bullis offers a 15 to 1 teacher-to-student ratio.

Summit Preparatory Charter High School and Woodside High School have both received A ratings from Niche. Following closely behind is Everest Public High School, with an A- rating. The student-to-teacher ratios for these schools are 17 to 1, 16 to 1, and 13 to 1, respectively.
